Access Statement for Linstock Barn.

Introduction

Linstock Barn is a two storey, red brick barn, recently converted to provide spacious and comfortable self catering accommodation.


You are able to enjoy a break of any number of nights, including overnight stays, the choice is yours.

 
The Barn is located within the grounds of (at the front) of Linstock House, and is easily accessible by car or foot. It sits directly on the quiet back lane that runs through the hamlet of Linstock.

This lane is part of the Hadrian’s Wall Walk. If you are walking the Wall you will find the barn an ideal stop off, directly on your route, some one or two days walk from the western end.

 
Pre-Arrival

• This access statement is available in large font 18 point, both in a printed format and on our website.
• The Barn is 350m from a bus stop; the lane leading to the bus stop is mainly smooth, level tarmac. Buses into Carlisle and Brampton are regular, from either bus stop in Linstock.
• The nearest train station is Carlisle - 2.5 miles.
• A shop-mobility scheme runs from the first floor of the multi storey car park in Carlisle.
• A grocery delivery service is available
• Several local taxi firms are available; their details are to be found in the Welcome pack found in the bookcase in the lounge.

 
Arrival & Car Parking Facilities

• Parking is available directly outside the Barn.
• The surface is mainly smooth tarmac and it is level.
• There is easy access to the rear of the car once it is parked.
• There are security lights when necessary.
• Access to the Barn is via the front door (850mm wide).
• A step from the yard into the barn is 150mm high.
• The owners are usually onsite to meet you and show you around, should this not be possible the barn will be left open for you to enter.
• Help can be given with luggage from your car to the barn.

 
Main Entrance, Reception & Ticketing Area

• The front door is hinged on the left. The handle and key hole are on the right at 1000mm and 900mm respectively.
• Through the front door is the hallway, which is carpeted in beige wool mix.
• The hall also has a mat at the front door which is Brown with a contrasting black boarder.
• All internal doors are 700mm wide. The handles are at   900mm high
• To the right of the front door is a kitchen, this door hinges from the right
• To the left of the front door is twin bedded room. This door hinges from the left.
• Straight ahead from the front door there is the staircase.
• Beside the staircase is a short passage leading to the shower room. The door to the shower room hinges to the left.

• The lounge is very spacious; it is on the first floor.
• A total of three couches and several occasional chairs together with a recliner, all are moveable.
• The dining table sits eight
• There is a separate fridge and sink with hot and cold in the lounge ideal for dinks etc
• The entertainment system includes a PS3, for gaming, blue ray, DVD, and CD and free view TV.
• Wi-Fi is available.
• The flooring is laminate with a large rug in the seating area.
• The lighting is a combination of overhead and table lamps

Outdoor Facilities

• Outside the property is a seating area with plants around. This area is level tarmac.
• The property also has access through a secure, wide gate to the side of the barn to one of the gardens at Linstock House. This is mainly grass with young trees and a wildlife pond (unfenced).The lawn is bordered with a flat flagged path and a slightly slopping tarmac driveway.

Bedrooms & Sleeping Areas

• There are two bedrooms
• The first is on the first floor, and is accessed from the hallway directly opposite the lounge. It has a king size bed. The room is very spacious and also has a couch which converts into an additional bed.
• The flooring is laminate, with three Persian rugs.
• The lighting is a combination of good overhead lights and bedside lighting. 
• The second bedroom is a twin. It is located on the ground floor adjacent to the shower room and opposite the kitchen.
• It is also very spacious, the flooring is laminate with two Persian rugs.
• The lighting is a combination of spotlights and lamps.
• Both bedrooms have a choice of replacing the feather bedding to non allergic type.


Bathroom, Shower-room & WC [Ensuite or Shared]

• The shower room is located on the ground floor adjacent to the second bedroom.
• The shower room is 2.4m x 2.9m
• The shower is a walk in type with a raised tray at 15cm high. It has an adjustable height showerhead and is thermostatically controlled. The shower is button controlled.
• The basin is standard height pedestal, with twist/turn mixer taps.
• The wc is standard height, with plenty all round clearance.
• The floor is cushion flooring. 
 
Self-Catering Kitchen

• The kitchen is on the ground floor, to the right of the front door.
• All units are at the standard height.
• The water is thermostatically controlled and the sink has twist/turn mixer taps.
• The cooker is electric hob and oven.
• Crockery and pans are located in both high and floor level cupboards
• Cutlery is located in drawers at waist height.
• The floor is non slip cushion flooring.
• The lighting is spotlights.
• The fridge and freezer are both to be found at floor level.
• The kitchen has good workspace with care and attention to the working triangle of cooker fridge and sink.

 
Additional Information

• The property has hard wired fire alarms on both floors.
• Pets are permitted and food/water bowls will be available alongside a dog bed.
